Job Title: Maintenance Worker

Program:  Healthcare Residential Options

Reports To: Maintenance Coordinator

The Maintenance Worker functions as a general maintenance employee in maintaining and repairing grounds and buildings of the facility in a safe and secure manner.

Essential Job Duties

Completing Maintenance needs and maintaining a safe environment through general maintenance duties. (45% of the time)

• Complete maintenance work orders on a daily basis.

• Prioritize and follow through with facility maintenance projects.

• Complete routine preventative maintenance (i.e., changing air conditioning filters, checking fire extinguishers, replacing burnt light bulbs, etc.)

• Complete daily maintenance and surveillance logs.

• Assist staff with miscellaneous duties daily.

Completes Grounds Maintenance. (35% of the time)

• General upkeep of grounds i.e., Trimming hedges, planting and weeding, and disposing of leaves.

• Maintains a clean environment by removal of trash and debris, emptying ash urns, picking up loose trash and cigarette butts on a daily basis.

• Additional duties i.e., pressure washing, buffing floors on a rotating basis, etc.

Additional assistants to housekeeping and dietary departments. (5-15% of the time)

• Buffing of all floors on a rotating basis

• Pressure washing all buildings and awnings.

• Unload supplies for dietary and housekeeping on a weekly basis.

• Other duties as assigned.
  

Education:  Must have high school diploma or GED. Will have to maintain certification in CPR and CPI.

Work experience: Work requires familiarity with basic carpentry, plumbing, electrical equipment and tools. A minimum of one-year paid experience as general laborer, preferably in an institutional establishment (hospital, nursing home, etc.) is required.

Knowledge, Skills & Abilities:   Work requires general knowledge of skilled trades (painting, carpentry, plumbing, mechanics, etc.) and basic math, reading writing skills. Ability to follow oral and written instructions. Must be able to measure correctly with the dexterity to handle maintenance equipment efficiently and safely. Must have knowledge of program policies and procedures in regards to environmental sanitation and safety. Completes tasks accurately, in a timely manner, and within procedural guidelines. Organizes and prioritizes work.

Interpersonal Skills: Must possess good interpersonal skills and customer service. Displays self-direction by seeking solutions to problems. Seeks out and offers new ideas for improving processes. Deals constructively with stress.

General Performance: Displays willingness to help others. Uses appropriate customer etiquette, e.g., telephone, conversation, demeanor, etc. Takes directions well, accepts constructive criticism and responds accordingly. Respects customer’s, co-worker’s, and organization’s confidentiality. Follow policies/procedures such as appearance, dress, safety, appropriate patient/staff interactions, etc. Works positively with both internal and external customers. Is punctual in all aspects of work. Adheres to attendance policy.

Travel Requirements:  Occasional trips to obtain maintenance supplies.
