Maintenance Director

We are seeking an experienced and dependable Maintenance Director to oversee the maintenance operations of a skilled nursing facility in the Dayton, Ohio area. The ideal candidate will have strong leadership skills, hands-on maintenance experience, and a thorough understanding of Life Safety Code requirements in a healthcare setting.

Responsibilities

• Oversee daily maintenance operations, ensuring a safe, clean, and well-maintained facility.

• Ensure compliance with Life Safety Code, OSHA, and applicable state and federal regulations.

• Conduct routine inspections, preventative maintenance, and necessary repairs.

• Maintain fire safety systems, emergency preparedness procedures, and required compliance documentation.

• Prepare for and participate in state surveys, inspections, and Life Safety Code reviews.

• Troubleshoot and repair HVAC, plumbing, electrical, and general building systems.

• Manage maintenance schedules, work orders, supplies, and vendor relationships.

• Supervise and coordinate maintenance staff and outside contractors as needed.

• Respond to emergency maintenance needs and participate in an on-call rotation as required.

Qualifications

• Life Safety Code experience is required.

• Previous maintenance experience in a skilled nursing facility, long-term care, or healthcare environment strongly preferred.

• Prior maintenance leadership or supervisory experience preferred.

• Strong working knowledge of HVAC, plumbing, electrical, and general building maintenance.

• Familiarity with state survey processes, fire inspections, and regulatory compliance.

• Strong organizational, communication, and problem-solving skills.

• Ability to work independently, prioritize tasks, and maintain a safe environment for residents and staff.
