Charter Senior Living of Calumet Trace | Owensboro, KY
$58,000–$60,000/year | Full-Time
Charter Senior Living of Calumet Trace is seeking an experienced, dependable, and hands-on Environmental Services Director / Maintenance Director to oversee the maintenance, safety, and overall physical condition of our senior living community.
We're looking for someone who takes pride in their building.
Someone who notices a problem before it becomes a bigger one, knows how to troubleshoot and make repairs, stays ahead of preventative maintenance, and understands that a well-maintained community directly impacts the safety, comfort, and experience of our residents.
This is not a desk-only leadership position. We need a leader who is comfortable rolling up their sleeves, solving problems, and getting the job done.
Hands-On Maintenance Expertise • Building Ownership • Dependability & Problem-Solving
You don't have to call a vendor for every problem.
You have practical working knowledge of HVAC, plumbing, electrical, general repairs, and building systems and know when an issue can be handled internally versus when a licensed contractor or specialized vendor is needed.
You treat the community like it's your own building.
You stay ahead of preventative maintenance, follow through on work orders, keep resident apartments move-in ready, monitor the condition of the property, and take action when something needs attention.
In senior living, maintenance directly affects residents.
We're looking for someone who responds with urgency, professionalism, and good judgment while staying organized enough to balance routine maintenance with unexpected issues.
As Environmental Services Director, you'll oversee the overall maintenance and physical environment of Calumet Trace, including:
Lead and manage daily maintenance operations throughout the community
Maintain resident apartments, common areas, offices, grounds, and exterior spaces
Develop, perform, and track preventative maintenance
Troubleshoot and address HVAC, plumbing, electrical, and general building-maintenance issues
Respond promptly and professionally to resident and department work orders
Coordinate repairs and determine when outside vendors or contractors are necessary
Manage vendor relationships and oversee contractor work
Maintain equipment and building systems in safe operating condition
Support apartment turns and ensure apartments are ready for new resident move-ins
Conduct routine inspections and proactively identify maintenance needs
Maintain appropriate maintenance records and documentation
Support life-safety systems, inspections, and regulatory readiness
Ensure the community meets applicable safety requirements and company standards
Maintain organized maintenance areas, tools, equipment, and supplies
Help monitor department expenses and maintenance supplies
Partner with the Executive Director and other department leaders
Provide excellent service to residents, families, associates, and guests
Drive the community vehicle as needed
Respond to urgent maintenance needs as required
Previous maintenance experience
Previous maintenance leadership or supervisory experience
Strong hands-on knowledge of HVAC, plumbing, electrical, and general building maintenance
Strong troubleshooting and problem-solving abilities
Experience with preventative maintenance
Ability to manage multiple priorities and work independently
Strong organization and follow-through
Professional communication and customer-service skills
Valid driver's license
Ability to respond appropriately to urgent maintenance situations
Previous senior living, Assisted Living, healthcare, hospitality, multifamily housing, or similar facilities experience
Previous Maintenance Director, Environmental Services Director, Facilities Manager, Chief Engineer, or comparable leadership experience
Experience coordinating vendors and contractors
Experience with apartment turns and move-in readiness
Knowledge of life-safety systems, inspections, and regulatory requirements
You'll likely be a strong fit at Calumet Trace if you:
Take pride in the appearance and condition of your building
Don't wait for someone else to point out what needs attention
Are comfortable fixing things yourself
Know when it's appropriate to bring in a specialized vendor
Stay ahead of preventative maintenance instead of constantly reacting to emergencies
Follow through until a problem is completely resolved
Can prioritize resident needs and urgent repairs appropriately
Keep your department, tools, records, and projects organized
Communicate professionally with residents and families
Work well with other department leaders
Understand that you're working in our residents' home, not simply maintaining a commercial building
Are dependable when the community needs you
As Environmental Services Director, your work will be visible throughout the entire community.
A comfortable apartment, a functioning HVAC system, a safe walkway, a completed work order, and a community that's clean, safe, and well-maintained all contribute to our residents' quality of life.
You'll have the opportunity to take ownership of the building and your department while working alongside a team focused on creating an exceptional environment for our residents.
